Dear Stone Ridge Members,
We hope this news finds you well. We are excited to announce that your board has adopted a new community manual for Stone Ridge Homeowners Association, Inc., hereinafter referred to as Stone Ridge. This manual includes several important policies, with the most significant being:
- Fine and Enforcement Policy (pg. 16)
- Schedule of Fines (pg. 19)
- Records Inspection, Copying, and Retention Policy (pg. 26)
- Corporate Transparency Act Compliance Policy (pg. 33)
These changes are effective immediately.
Purpose of the Manual The guidelines in this manual aim to ensure the general sanitation and cleanliness of our neighborhood, as well as the upkeep, maintenance, repair, and care of properties. Beginning next week, you can expect to see an Aggieland Houses representative in the neighborhood on a bi-weekly basis. They will monitor the following general violation categories:
- Unsightly Conditions on a Lot
- Unauthorized Construction or Modification of Improvements
- Landscape Violations (e.g., mowing)
- Trash Container Violations
- Failure to Maintain Dwelling (Exterior) or Fencing
Please take the time to reacquaint yourselves with Stone Ridge’s Declaration of Covenants, Conditions, and Restrictions to ensure your home complies with our neighborhood’s governing documents. This will help you avoid receiving a violation letter from Aggieland Houses.
Accessing the Manual The new community manual and your declarations can be accessed by visiting the Governing Documents section on the left side of this page.
Additionally, you can contact our office to set up a Member Web Access account: (979)314-4234 or stoneridge@aggielandhouses.com. Through this portal, you can view all governing documents, check any open charges, make payments, email the management team, and see your violation history if applicable.
Understanding the Manual
We understand that the community manual may seem intimidating and difficult to read. We are here to assist you with any questions you may have about the documents. Here is a brief explanation of the infraction process (pg. 19):
- First Notice of Violation: This is essentially a warning letter. It will be sent to you either by email or regular mail, asking you to correct a specific infraction. The letter will include details as outlined in Item 5 of the Fine and Enforcement Policy. This notice remains valid for six months, meaning you won’t receive another courtesy letter for this infraction within this period. Any additional infraction of the same type during these six months will result in a fine.
- Notice of Violation: If the infraction is not corrected, a Notice of Violation Letter will be sent, including a $25 fine. This letter must be sent by certified mail, which costs $20 and is billed to your account. The total cost for the 1st Notice is $45. By law, we are required to send this letter by certified mail. This notice is in effect for the six-month time frame that began with the First Notice of Violation.
- 1st Notice: If the infraction is not corrected, a 1st Notice Letter will be sent, including a $50 fine. This letter must be sent by certified mail, which costs $20 and is billed to your account. The total cost for the 1st Notice is $70. By law, we are required to send this letter by certified mail. This notice is in effect for the six-month time frame that began with the First Notice of Violation.
- 2nd Notice: If the infraction continues, a 2nd Notice Letter will be sent, including a $75 fine. This letter must also be sent by certified mail, costing $20 and billed to your account. The total cost for the 2nd Notice is $95. By law, we are required to send this letter by certified mail. This notice is in effect for the six-month time frame that began with the First Notice of Violation.
- 3rd Notice: If the infraction persists, a 3rd Notice Letter will be sent, including a $100 fine. This letter must be sent by certified mail, costing $20 and billed to your account. The total cost for the 3rd Notice is $120. By law, we are required to send this letter by certified mail. This notice is in effect for the six-month time frame that began with the First Notice of Violation.
- 4th Notice: If the infraction continues, a 4th Notice Letter will be sent, including a $125 fine. This letter must be sent by certified mail, costing $20 and billed to your account. The total cost for the 4th Notice is $145. By law, we are required to send this letter by certified mail. This notice is in effect for the six-month time frame that began with the First Notice of Violation.
- Continuous Violation: If the infraction still continues, it will be referred to the board, and the fine will be determined.
Please note that the HOA board aims to secure your property values and enhance the neighborhood’s ambiance. To achieve this, the Stone Ridge board of directors has hired Aggieland Houses for neighborhood management and maintenance. Compliance with the rules and regulations is crucial for preserving these benefits.
We understand that circumstances and hardships occur. Please communicate with us by phone or email if you have any issues. Communication is key, and we cannot work with you unless you let us know there is a problem.

We are building your community database and gathering past financial data, which will take some time. We appreciate your patience and understanding during this transition period. A message from your board president:
Dear Stone Ridge Residents,
Please join me in welcoming Aggieland Houses to the management team for the Stone Ridge HOA. While your HOA board members will remain in complete control of the association, Aggieland Houses will assist us in critical administrative functions. Here’s what we can expect:
Better enforcement of our deed restrictions: Aggieland Houses will be unbiased, diligent, and even-handed. They will assist in developing a clear schedule of restrictions, including fines for non-compliance and an easy-to-follow process for appealing any penalties.
Improved communication: Aggieland Houses will offer an improved website with links to all important documents, a payment portal for annual assessments (dues) and other matters, and 24-hour telephone contact.
Better administration of routine tasks: This includes mailouts, bookkeeping, and annual billing.
Compliance with new Texas state requirements for HOAs: Aggieland Houses is helping us revamp certain filings and schedules that are now required by law.
One way you can help is by completing the contact information form. Updating our records will save our association money in postage and keep our records accurate.
Some of these improvements, such as better communication, will begin immediately. Others, like improved deed restriction enforcement, will be slightly delayed as we update our governing documents. Overall, our new partnership with Aggieland Houses will enhance our neighborhood.
